If you are looking for a durable, cost-effective, and visually appealing alternative to traditional asphalt or concrete, Chip and Tar (also known as tar and chip, chip seal, or macadam) is an exceptional civil engineering solution.
At Cornerstone, we combine decades of civil engineering expertise with precision application to deliver high-performance chip and tar surfaces across Toronto and the Greater Toronto Area. From rural roadways and long private driveways to commercial parking lots and municipal pathways, we design infrastructure built to last.
Chip and tar paving is a time-tested surfacing method that combines the structural benefits of liquid asphalt with the natural durability of crushed stone.
Unlike standard asphalt, which is pre-mixed at a plant, chip and tar is constructed directly on-site. The process involves spraying a hot layer of liquid asphalt emulsion over a prepared aggregate base, immediately followed by spreading a dense layer of clean, crushed stone chips. The surface is then heavily rolled to embed the stones firmly into the tar bitumen binder.
For many GTA properties, traditional paving can be cost-prohibitive or structurally impractical. Chip and tar offers a balance of affordability, resilience, and aesthetics:
Toronto’s extreme temperature swings—from scorching summers to freezing winters—cause severe freeze-thaw cycles. This cycle is the number one enemy of rigid pavements, leading to frost heaves and potholes.
The Cornerstone Engineering Difference:
Chip and tar is inherently flexible. Because it is an elastomeric surface, it expands and contracts naturally with the shifting ground beneath it. This flexibility prevents the brittle cracking common in standard asphalt, significantly extending the lifespan of your roadway or driveway under Ontario weather conditions.
As a civil engineering firm, we don’t just “pour and roll.” We approach every project with strict technical precision to ensure maximum load-bearing capacity and proper water drainage.
1.Site Assessment & Drainage Engineering: We analyze soil composition, traffic load expectations, and existing grade. We design proper slope and drainage channels to prevent water from pooling, which is vital to avoiding structural base failure.
2.Sub-Base Preparation & Compaction: A pavement is only as good as its foundation. We excavate, grade, and tightly compact a heavy-duty aggregate sub-base to create a stable, rut-resistant foundation.
3.Hot Liquid Bitumen Application: Using specialized computerized distributors, we apply a precise, uniform layer of high-grade liquid asphalt emulsion at optimal temperatures across the prepared base.
4.Aggregate Spreading & Multi-Pass Rolling: We immediately distribute a precise layer of clean, premium stone chips over the hot tar. Heavy pneumatic rollers then pass over the surface repeatedly, mechanically locking the stones into the bitumen matrix.
5.Sweeping & Final Inspection: After the surface has properly cured, we sweep away any loose, un-bonded aggregate and conduct a final engineering inspection to guarantee thickness, compaction, and aesthetic uniformity.
